The evidence table, explorer and exported rows share these records. Narrative examples retain their stated dates and assumptions. Coverage is limited to the listed providers and scope; no local quote or national average is implied.
Price driveway cleaning, house washing and roof washing separately. Suds & Sons in Palm Beach County publishes $0.22 per sq ft for ground surfaces, $0.25 per sq ft for roofs and a $99 minimum. Summit Softwash near St. Charles, Missouri, publishes a $250 example for a 600 sq ft driveway, $588 for a specified 2,200 sq ft two-story house and $1,128 for its typical 2,200 sq ft roof example. These are local company menus, not a nationwide pressure-washing rate.
Sources checked October 6, 2026; USD. Summit labels its menu July 2026. Observation date and the provider’s price date are different; checking the page today does not create a new price history.

Do not infer a $0.37 universal Summit rate by dividing $444 by 1,200 and apply it to every surface. Its examples and volume pricing are not a flat national tariff. Nor are these geographically separate businesses a head-to-head local ranking.
Measure the surface the quote actually uses
A rectangular driveway’s length x width is its ground area. A 20 x 30 ft driveway is 600 sq ft. House floor area, wall area and roof area are different quantities. Ask whether a house quote uses living area, footprint, exterior wall area, sides or another defined measure.

A roof’s sloped surface is not the same as the home’s floor area or map footprint. Multi-story homes can share a footprint while having more exterior wall area. Let a qualified provider assess pitch, access and roof material rather than using a driveway rate or climbing onto a roof to measure it yourself.
Minimum charge: three transparent examples
Using Suds & Sons’ published ground-surface rate, before additional treatment or tax:
| Illustrative area | Area x $0.22 | Base after $99 floor |
|---|---|---|
| 300 sq ft | $66 | $99 |
| 450 sq ft | $99 | $99 |
| 600 sq ft | $132 | $132 |
The break-even area is $99 / $0.22 = 450 sq ft. Below that size, the minimum controls; above it, area charges control under this simplified menu. This is an arithmetic illustration, not a confirmed quote. Stain treatment, materials and access can change the final work.
If one visit includes a driveway and patio, ask whether the provider totals the eligible areas before applying one minimum or treats them as separate services. Never assume two surfaces mean two visit fees. Sealing, sanding, oxidation removal and repairs also must not be mistaken for routine washing.
Method and surface change what you are buying
Both linked providers describe low-pressure roof washing rather than treating a roof like concrete flatwork. Ask the contractor which process suits your exact material, how plants and nearby finishes will be protected, and whether existing damage needs attention first. A cleaning quote is not a repair quote.
Routine organic buildup, oil, rust and bonded discoloration are not necessarily removed with one process. Request separate line items and realistic outcomes. A lower quote excluding stain treatment is not equivalent to a higher quote that includes it, and a contractor’s marketing guarantee is not independent proof of every result.
Send the same scope to both providers
Same-job quote worksheet
- Separate driveway / siding / roof scope
- Measured area and definition
- Surface material and cleaning method
- Rust / oil / oxidation treatment
- Water access and plant protection
- Bundle price versus identical standalone work
Include approximate measurements and ground-level photos, but avoid sending private access codes until a booking is confirmed. Identify outside water access, parking, delicate landscaping, damaged seals, loose siding and your required completion date. Ask who authorizes changes and how any added charge is documented.
When a bundle is actually cheaper
Compare the complete bundle with the sum of standalone quotes for identical scope. A hypothetical $180 driveway plus $320 house wash totals $500 separately; a $430 bundle saves $70 only if the same surfaces and treatments are included. This example is not either company’s advertised deal. An unwanted extra service is not a saving merely because it is discounted.
Frequently asked questions
Can I use home square footage to price the roof?
No, unless the provider explicitly uses that unit and defines its adjustment. Footprint, stories and roof pitch can change the relationship substantially.
Is the service minimum an extra fee?
A floor means pay the greater of the subtotal and the minimum. A separate mobilization fee is added only when the quote explicitly says so. Ask for that distinction before comparing.
Does pressure washing include sealing?
Not by default. Cleaning and sealing are different work, often with different preparation and drying requirements. Keep them as separate items.
Sources and editorial method
The two provider-owned menus above are price evidence for their stated markets only. CostFAQ did not book these services or inspect a property. Examples illustrate minimums and measurement, not actual invoices or national averages. A third source, Dang Co.’s current FAQ, supports a $150 service minimum in the northwest Twin Cities, but not the per-surface rates previously shown in search results; those rates are deliberately not used.
Revision note: this guide replaces broad national estimates with separately scoped local examples, a minimum-charge calculation and a printable quote worksheet. Editorial policy.
